It’s important to remember that you also need to calculate what it costs to refinance your home loan. The fees to refinance usually include:
- fees to close your existing loan (such as discharge fees, or break fees for fixed home loans) and;
- fees to open a new loan (such as government fees, or third party fees).
You can then divide the monthly savings you would gain from refinancing by your total closing costs to understand how long it would take to break even.
